Recognising the heritage value of The Strand, Croydon
With its Federation shopfronts, character-filled streetscape and long-standing role as Croydon’s village centre, The Strand is a place where local history remains part of everyday life.
A heritage assessment prepared by GML, together with heritage consultant Lisa Trueman, for Burwood Council found that 1–50 The Strand meets the threshold for local heritage listing, supporting a planning proposal to recognise its historic, aesthetic and social value under Schedule 5 of the Burwood Local Environmental Plan 2012.
The assessment was undertaken in response to local planning reforms and the NSW Government’s Transport Oriented Development program, which prompted renewed community discussion about how Croydon can accommodate growth while protecting the character of its traditional main street.
Developed between 1910 and 1923 as part of the Malvern Hill estate, The Strand is a distinctive planned commercial area that reflects early twentieth-century model suburb planning influenced by the garden suburb movement. Built by the Intercolonial Investment Land and Building Company, it is one of Sydney’s most substantial groups of Federation-era shops developed by a single owner.
The precinct comprises two blocks of Federation-style shop-top buildings with cohesive streetscapes, unified parapets and many original features still visible, including leadlight glass, decorative tiles and brickwork. Its architectural interest is strengthened by buildings designed by firms and architects including Ross & Rowe, Booker and Wilson, Spencer and Spencer, and Charles H Christian. Notable places include the former post office at 1 The Strand, a local landmark, along with several architect-designed properties.
GML concluded that The Strand is a rare and highly intact example of a planned Federation-era commercial precinct, notable for its scale, integrity and single-owner development history. The assessment found that the precinct demonstrates heritage significance at the local level and recommended it be listed as a group item of local heritage significance under the Burwood LEP 2012.
The planning proposal to list 1–50 The Strand, Croydon as a local group heritage item is currently on public exhibition. Community members can view the proposal and make a submission via the NSW Planning Portal.
